Houses built over a certain size will require Site Plan Approval from the Planning Board
The size triggers are as follows:
  • Greater than 3500 sf and greater than 10% of the lot area
  • Greater than 6000 sf regardless of lot size

Houses constructed on lots abutting Scenic Road listed in Section II. "Definitions" of the zoning bylaw require Site Plan Approval from the Planning Board
Multiple family dwelling units of four or fewer units require Site Plan Approval from the Planning Board

  • Offices
  • Store, Sales and Showrooms
When under 5000 sf gross floor area, the following uses require Site Plan Approval:
  • Office Buildings
  • Professional Training Facility
  • Personal Service Facility for the Development
When under 1000 sf gross floor area, the following uses require Site Plan Approval:
  • Office or Office Building
  • Trade or Business
  • Bank
  • Store, Sales and Showrooms
