Personal Wireless (Cel Antennae)
Day and Overnight Camps
A Special Permit is required for construction of a Personal Wireless Service Facility (towers, antenna, equipment, etc.), except for facilities on utility poles within the Public Right of Way, which require approval by the Board of Selectmen.
Facilities are allowed in only in the Personal Wireless Service Overlay Districts, within the Public Right of Way, and when completely enclosed within a building that is not a dwelling.
A Special Permit is required for the operation of a Day or Overnight Camp. Camps are defined more broadly under the Zoning Bylaw than under the Board of Health Regulations.

Overlay District Special Permits

Earth Movement
A Special Permit is required for:
  • Special Permit uses which excavate within 6' of the water table.
  • Sewage systems
  • Solid Waste Transfer Stations
  • Golf Courses
  • Replacement or expansion of buried fuel tanks
  • Storage of 100lbs of de-icing chemicals
  • Commercial pesticide, herbicide or fertilizer application
  • Rendering more than 15% of the lot impervious
  • Creation of ponds
  • Artificial turf fields.
A Special Permit is Required for construction of a new building or structure or the relocation of an existing building or structure into the overlay district.
A Special Permit is required for:
The export of over
  • 1000 cubic yards in the Residential A&B Districts
    • Export of over 750 cubic yards in the Residential C&D Districts..
    • The movement of over 1000 cubic yards for non-residential purposes
  • Exceptions
  • Earth removal for stormwater infiltration, septic systems, driveways and foundations does not require a Special Permit
  •  Earth movement for agricultural uses, golf course uses and town owned lands do not require a Special Permit

Residential Special Permits

MultifamilyActive Adult Residential DevelopmentFlexible Subdivision
A Special Permit is required for the creation of more than four multifamily dwelling units.A Special Permit is required for the creation of an Active Adult Residential Development (AARD).
An AARD also requires an approval of the concept plan by two-thirds of town meeting.
A Special Permit is required for the creation of a Flexible Subdivision
A Flexible Subdivision also requires a Definitive Subdivision Approval to determine the allowed number of lots.
